In my industry, people ask me all the time, “How’s the market?” I am happy to say that it’s a great time to buy and sell! We see multiple offers on countless properties with lots of competition, our local inventory of homes is low, and we still have buyers looking. All that adds up to a market that is always in need of homes to sell. Many investors have been interested in this market for a while and they are still buying homes at a rapid pace as well. Some are being “flipped” and many are being held as rental properties for long-term investments. They are staying rented with new families and professionals moving to the area.

The Huntsville Area Association of REALTORS® reported 688 homes sold in April, with an average of 43 days on market. To put that in perspective, a home sold in April of 2018 was on the market for an average of 61 days. Not only are homes selling faster than they were a year ago, the average sale price has increased $10,000 from April 2018 to April 2019. The new local average sales price is $233,190 and this trend has been gaining momentum every week – and we expect the market to stay strong.

I was recently asked to explain what the public doesn’t know about being a REALTOR®: Buying a home is not like buying a home on TV. It’s not as simple, it’s not as fast, and my clients like to look at more than three houses before making a decision. Those shows are fun to watch, but as a REALTOR® I take my job very seriously and work very hard to make sure my clients achieve their goals. Your home is typically the largest investment you will make, and it’s important to work with a professional that can help you maximize the potential of that investment.

Each time I have a client relocating to Huntsville or Madison and I give them a tour of the community, they usually have the same type of comments to offer. My favorite is; “I had no idea you had all this available.” I take a great amount of pride in these tours and showing off all we have to offer – from a constantly growing downtown district, to Lowe Mill, to Ditto Marina, to Bridge Street, to MidCity, and countless other developments on the horizon.

I am very proud to call Huntsville my home and thankful for the opportunity to have a wonderful business and raise our family in this community.
